Adelaide is changing. More people are choosing to live in apartments in the CBD, North Adelaide and surrounding inner-city areas, attracted by convenience, lifestyle, access to services and the opportunity to live close to everything the city has to offer.
Apartment living can be an excellent lifestyle choice – but owning an apartment is very different from owning a traditional standalone home.
When you own an apartment, you are not only responsible for your own property. You are also part of a larger community where owners share buildings, facilities, infrastructure, costs and responsibilities. Depending on the type of title, owners may be members of a strata corporation or community corporation, bound by rules and involved in decisions concerning common property and the management of the wider development.
That can create complex issues.
Apartment Owners Face Unique Challenges
Apartment owners can find themselves dealing with matters ranging from building maintenance, insurance and sinking funds to strata management, levies, by-laws, renovations, noise, short-term rentals, building defects and disputes.
There can also be much bigger issues.
Planning and development decisions, changes to legislation, council policies and development approvals can have a direct impact on apartment buildings, their owners and their property values.
Yet individual apartment owners can sometimes find themselves trying to navigate these issues on their own.
That is where the Adelaide Apartment Owners Association comes in.
A Collective Voice for Adelaide Apartment Owners
The Adelaide Apartment Owners Association (AAOA) was established to provide apartment owners with a stronger, collective voice.
The Association’s principal purpose is to advance the interests of people who own apartments in the City of Adelaide. Rather than individual owners having to tackle every issue independently, AAOA provides an opportunity for apartment owners and their representatives to come together, share knowledge and advocate for better outcomes.

AAOA believes that apartment owners should have a meaningful voice when decisions are being made that affect apartment living.
That includes engaging with government, councils and other decision-makers on issues that matter to apartment communities, while also helping owners better understand the challenges and opportunities that come with apartment ownership.
Why a Collective Voice Matters
One apartment owner raising an issue can sometimes be overlooked.
A group of apartment owners identifying the same issue is much harder to ignore.
Across Adelaide’s apartment communities, many owners and committee members are dealing with similar challenges. One building may already have experience solving a problem that another building is just beginning to encounter.
By bringing apartment owners together, knowledge and experience can be shared.
What works in one building may provide useful ideas for another. Lessons learned from one committee can help another committee avoid the same problems. And when an issue affects apartment owners more broadly, the Association can provide a platform for that collective concern to be heard.
This is not about every apartment building being the same.
It is about recognising that many apartment owners have common interests.
Supporting Better Apartment Living
AAOA is not simply about responding when something goes wrong.
We want to help build a stronger culture of apartment ownership in Adelaide.
That means encouraging better communication, better understanding of strata and community title responsibilities, informed decision-making and stronger relationships between apartment owners and the organisations and authorities that affect their homes.
It also means helping owners understand that being an apartment owner is about more than simply owning the four walls of their individual apartment.
For many owners, their most significant financial asset is their apartment. The condition, management and reputation of the wider building can therefore have an important bearing on their investment.
Good governance, responsible maintenance and informed decision-making benefit everyone.
Giving Apartment Owners a Seat at the Table
Adelaide’s apartment sector will continue to evolve as the city grows and more people choose higher-density living.
That makes it increasingly important that apartment owners are part of the conversation.
AAOA wants to ensure that the experience and perspective of apartment owners is represented when policies, planning decisions, legislation and other matters affecting apartment living are being considered.
The Association’s role will continue to develop as its membership grows and apartment owners identify the issues that matter most to them.
The collective voice of the Association will ultimately be shaped by its members.
